Potential Tenants

Requirements

  • 650 FICO score or higher on credit report
  • If the minimum FICO score cannot be met then a co-signer with a 650 FICO score or higher is required or double security deposit may also be accepted. Security deposits are equal to one month’s rent.
  • 3 times the monthly rent income for combined applicants.
  • Application fees are $50.00 per applicant.
  • An application must be filled out for each tenant.
  • A guarantor form must accompany applications when an applicant doesn’t meet the above criteria.

Current Residents

We are working very hard to make your time with us is enjoyable and in order to do this we ask that a few simple guidelines be adhered to.

  • • Rent is due on the 1st of every month. We do allow a grace period of 2 days before the rent is considered delinquent. A $50.00 base late fee plus $5.00 per day will be assessed until all rent has been paid in full.
  • We have an online payment system that can be easily accessed via the tenant’s portal. You will also be able to keep track of your previous rent payments as well. We strongly suggest that every tenant take advantage of this service.
  • Online maintenance requests are available. We perform inspections of the property twice a year, but we depend on our tenants notifications if a problem has developed between these inspections. Failure to report a maintenance problem such as a water leak can result in excessive damage to the property and you may be held responsible if not reported in a timely manner.
